Unlike regular home loans where you receive a lump sum of the loan amount at settlement, with a construction loan the money is released in stages as construction progresses meaning you are not paying for something upfront you haven’t yet received. You don’t have to make repayments on the full loan amount during the construction phase so you pay the interest only on your loan amount until the construction is complete allowing you to have extra money handy for unexpected expenses. At the end of the construction period your loan will automatically switch to the variable rate you chose at the time of application.
